Every room, every rent, the whole academic year.
See which rooms are free for next year, whose rent is in and which leases still need registering. Your students get a page with what to pay and how.
No card needed. Your first house in a few minutes.
- In Dutch, French and English
- Rent goes straight to your own account
- One structured communication per lease
- Knows the rules in Flanders, Brussels and Wallonia
Made for the kotbaas, not the property firm.
Six rooms above the old shop or forty across three houses: you don't need a property platform. You need to know what's free in September, who hasn't paid, and when the paperwork is due. Pogo keeps it to that.
Up and running in three steps
- 1
Add your house
The address and how many rooms. Pogo knows the region from the postcode.
- 2
Add the leases
Who rents which room, from when to when, for how much. Every month's rent is written out, partial months by the day.
- 3
Invite your students
Each gets a page with the amount, your IBAN and their structured communication. Reminders go out on their own.
The academic year, room by room
September to August, two years side by side. Leases are bars and free stretches are amber gaps: click one and a new lease starts with exactly those dates.
- Next year's free rooms, long before the exams
- Two leases can't overlap on the same room
- Late rent shows on the room itself
See whose rent is in, at a glance
Every lease has one structured communication, the same every month, so a transfer is easy to recognise and parents can set up a standing order. Mark a month paid with one tap.
- Paid, partly paid and late, in words and colour
- First and last months charged by the day
- Undo when you tap the wrong one
Reminders, so you don't have to
Students get an email three days before rent is due, and another when it's five days late. Six weeks after signing, you're reminded to register the lease on MyRent, before the two-month deadline.
- Emails in each student's own language
- A deposit above the Flemish two-month cap is flagged as you type
- One to-do list: late rent, missing deposits, free rooms
A page for every student
What to pay, by when, to which account and with which structured communication. On a laptop, a QR code fills in the transfer in their banking app.
- No more “what was the IBAN again?”
- Every month of their lease, paid or not
- Your phone number and email, one tap away

Questions
Who is Pogo for?
Private landlords renting student rooms (koten) and studios in Belgium, from one house to a handful. You can invite a manager to work alongside you.
Does the rent go through Pogo?
No. Students pay by bank transfer to your own account, as they do now. Each lease has its own structured communication, so you can tell who paid; you mark the month paid in Pogo.
Do my students need an account?
Only for their own page, and you invite them by email. Reminder emails reach them either way.
Does Pogo know the Belgian rules?
It takes the region from the postcode and points out the common ones: registering a lease within two months, and in Flanders a student lease's deposit of at most two months' rent. They're hints, not legal advice: you keep the final say.
Which languages?
Dutch, French and English, chosen by you and by each student separately. Emails go out in the student's language.
Where is the data kept?
In the EU: the database and the servers run in Frankfurt.
